And it’s a direct assault upon property rights. And so you see that playing out right there in the local government as well. And remember, if something’s a good idea, you should not have to force people to do it. And I came across it as I was reading the Farewell Address by George Washington. Our quote of the day, and I chose this because we’re going to be talking about property taxes in taxes in the next hour. And this is from Thomas Jefferson. And as you know, he was the architect of the Declaration of Independence. And this was a letter to Thomas Cooper in January of 1802. And he said, if we can prevent the government from wasting the labors of the people under the pretense of taking care of them, they must be happy. And all these government programs, school bonds and affordable housing and free lunch for children, these are all under the guise of trying to help people or taking care of them. And I saw a headline that said, opinion, the war on fraud is really a war on the poor. And the case I think that people try to make is, is that as we cut government programs, that that is cutting assistance to the poor. Maybe, maybe there’s some of that, but these programs, there are PBIs that are getting wealthy or, off of affordable housing programs and the homelessness issue. Do you think that they’re going to solve this problem when PBIs are making millions and millions of dollars off of the tragedy of homelessness? Think again. They say, give us more money and we’ll get rid of homelessness, but we have more homeless. So what’s going on with that? So we really need to get to a point where people, where we are not taking money from one person to give to another. We need to lower taxes and in doing so, create opportunities so that people can go out and work, keep more money in their pocket so that they can thrive and prosper. And speaking of that, our bill of the day is House Bill 26. It’s 1266. And how you can find the number is either an HB, a House bill, or an SB, a Senate bill. And then it’ll have the year. So in this case, House Bill 26. And then the bill number. This is 1266. Love it. It’s the repeal of retail delivery fees. And the sponsors on this are Representative Dan Woog and Senator Byron Pelton. They are both Republicans. And we will be taking a position on this with the Colorado Union of Taxpayers. In fact, we have our board meeting tonight. And I do want to say thank you to this great team. These people are doing amazing work. When I opened up the bills scheduled for hearing on Friday evening, there were 191 bills scheduled for hearing for this week. I’d already looked at 121 of them to determine whether or not they fell within the scope of the Colorado Union of Taxpayers. What we look at these bills is how it affects the taxpayer, which is all of us. Tabor, Colorado’s Taxpayers Bill of Rights, bear in mind there is going to be, and we’ll be rating this bill as well this week, a bill referred from the legislature to the ballot this November, which will basically gut-tabor Colorado’s taxpayers bill of rights under the guise of helping the children education and so we will be talking a lot about that but anyway I looked at there were 71 bills for me then to further review we chose I chose 18 for the team to take a look at and they worked on that all weekend and they’re getting their summaries to me we’ll be trying to get that email Well, we will get that email to our legislators this morning. And Roger, I have some questions for you. Colorado had had the distinction, particularly the metro area, I think, of being in the top five regarding auto theft in the country. I haven’t heard any reports lately. What’s going on with that?
SPEAKER 11 :
Good question, Kim. I think what’s happening nationally is is a good trend. Auto thefts in 2024 fell by one million fewer cars stolen. But what does that mean? Well, 850,000 vehicles were reported stolen. And the national scene, we’ll talk about that for a second. Hyundai is still leading the charge with the Elante and the Sonata being the two most popular cars stolen. For example, out of 850,000, 31,712 were Hyundai Elantes and 26,000 were the Sonata. Not sure what the attraction is other than they usually are easier to steal. There’s a pickup truck that is right behind them. It’s the Chevy Silverado 1500 pickup. It leads the list with 21,666 of those vehicles stolen. A piece of trivia, the number of registered cars in the United States… Unbelievable, 296,600,000 cars in the United States are registered. So when you think about, in context, the number of thefts, not too bad relative to the number of cars, but who would want to say car stealing is not as bad as it used to be? Now, what states lead… Colorado in 2021 was leading and we’re still in the forefront. And of Colorado today, it’s still Denver, Aurora, Lakewood, then Pueblo in that order. Denver, Aurora, Lakewood, then Pueblo. In the state of Colorado, other cities… excuse me, in the United States, other cities that lead the charge are Albuquerque, New Mexico, New Mexico in general, and Oregon. So we have a big problem out west. You can surmise on your own why that is the case. I think a lot of cars, when they’re stolen, a lot of them are recovered. The Those that aren’t recovered end up going usually south across the border into Mexico where they’re chopped up into parts, and some of them don’t have to go to Mexico to be chopped up into parts. If you took a car and dismantled, let’s say, a $20,000 car or a $40,000 car, if you chopped it up and sold parts, that $40,000 car could bring somewhere around $100,000 in cash to to someone in the car chop market. If you ever go out and try to buy a part, like a taillight for a car, it’s an assembly now, and it costs somewhere around $200 to $400 to buy a replacement lens. So if you steal a car, you start chopping it up and sell it piece by piece. It’s a very lucrative industry.
SPEAKER 15 :
And where does Colorado rank now regarding car thefts?
SPEAKER 11 :
Colorado is number one in terms of car thefts in the United States. Now, some cities in various states, like Bakersfield, is still number one for car thefts. But Colorado is number one as a state. So be careful. You know, and you’ve heard this before. When you park your car, park it if it’s at night where it’s lit, well lit. Don’t ever leave your keys in your car. You’d be surprised how many people do. Don’t ever let your car run to warm up in the wintertime because there are thieves driving around looking for that opportunity. One other thing that you should be aware of, if your car is stolen, you come out from work that day and you parked your car, you know where it was and it’s gone, obviously the first thing to do is report it to the police. One of the things that happens with your insurance policy, if you left your key in your car, you’re still going to have coverage. If you left it running, it’s still going to be covered. There isn’t any exclusion in terms of theft. One of the problems I think most people have is the value of the car. If you owe $21,000 on the car and the car is determined to have a value of $18,000, you could be out $3,000. So you’d be upside down when it goes to replace the car. What you can do if you have a lien on that car at the time of the lien, you can buy what’s called gap coverage. And gap coverage covers the deficit. That $3,000 I mentioned would be picked up by the loan company if you bought that gap coverage at the time of the loan. And you might be able to add it if it’s within six months to a year of the purchase. So if you’re nervous about it, and you should be, in Colorado we have a lot of car theft, you might call whoever has that lien and see if you could add gap coverage and what that cost would be. So a lot of carelessness on the part of the owner or the consumer of cars.

Hey, Kim. Thanks for having me.

And you work at the Colorado Department of Agriculture, and you have been a whistleblower. We’ve talked a little bit about this before, but for people that don’t know, tell us what is going on with you.
SPEAKER 03 :
Well, what is going on is a currently evolving situation that started back in November. We had a manager’s meeting with the Division of Plant Industries. Where they decided on the agenda, we were going to talk about creating an inclusive leadership cohort for 2026. And we were also talking about how we needed to submit our DEI reports, which were to go to the governor’s office for his end of the year report to talk about his Colorado for All initiative. So Colorado for All is really just nothing but DEI packaged in a fancy manner. And I raised my objections in this meeting to say, hey, this is just nothing but DEI on steroids. And I was told that my comment was inappropriate and I needed to mute myself. So I was literally told to shut up by my division director, Wanderad Gabru. And I told him, look, I’ve got this stuff that shows that federal grant dollars that I get that I’m a signatory on. that are supposed to go to fund surveys to ensure that our crops are past free so that those who produce our food and export it all over the world can do that. And instead it’s going to pay the salaries of people who are doing DEI and this inclusive leadership training. And so I later that day submitted the information to the Department of Justice and to the USDA and was placed on under investigation for undefined policy violations and then placed on leave.
SPEAKER 15 :
And that was by the Colorado Department of Agriculture that did that, correct?
SPEAKER 03 :
Yep. The state of Colorado placed me under investigation and placed me on leave. And this Thursday, I get to go have a disciplinary hearing where the state is alleging that I was disruptive and that I falsified those documents that have been shared and that they were also contained personally identifiable information. The information isn’t false. It wasn’t a draft like they’re claiming. And the personally identifiable information thing is also a complete lie. The Department of Agriculture is lying about all of this. The information that was shared in that was the employee’s work email and the employee’s work phone number. And you have no expectation of privacy as a public employee that your work email and your work phone number are going to be kept private. So this is where I’m at.
SPEAKER 15 :
If you work for the state, because basically you work for the We The People, and We The People should have transparency on who is working for us, yes?
SPEAKER 03 :
That’s exactly right. And that’s exactly the state… To me, what they’re saying is they have covered something up. They’re mad that I have blown the whistle on this. They’re mad that I’m trying to expose this. And they’re going to lie, and they’re going to try… What they’re really trying to do, Kim, is decouple, as I said before, and as I said I knew they would do, they’re trying to decouple my whistleblowing activity to say that I have violated undisclosed policies, even the investigator, when the attorney that I have and I were… going through a two hour long deposition, she refused, the investigator refused to say what the investigation allegations were and what the scope of the investigation was about. And she said, quote, it would become clear as the investigation progressed. So it was nothing but a fishing expedition. And they came up with some situations that weren’t even part of what happened and are literally lying about the fact that I’m sharing PII, personally identifiable information, and false documents with people.
SPEAKER 15 :
The problem here is then, and what you blew the whistle on, is that at the federal level, the Trump administration has said that no federal money is to be used for DEI, diversity, equity, and inclusion programs. Is that correct?
SPEAKER 03 :
That’s correct. That was Executive Order 14151. And since we get those federal grant dollars, those federal grant dollars are being used to subsidize that DEI stuff right here in Colorado. They’re literally sending us, I call it the re-education camps, right? They send us to the education camps and they literally require the managers in state agencies to go to this training. And the other thing that they’ve done is they have this language in their job announcements and in the job postings. And you need that was hired was hired under the pretense of this DEI language. And I will say, although I’m looking at losing my job, that’s what is likely to occur. They did, if you want to call this a win, they have taken the DEI, Colorado called it EDI, so it was just moving the shells around on the table. They’ve taken that language out of the job announcements and they have taken the state’s DEI website down. That doesn’t mean that it’s gone away, Kim. They may have taken the language and put it back in the closet, but the principles of it are still living on in the way the state conducts its business. And we’re getting federal tax dollars that are paying for it. And that is what the problem is.
SPEAKER 15 :
We shouldn’t be spending state dollars on that either. And I did see a piece of legislation that called it EDI as well. I think that was last year. I can’t remember what the bill number was. And I thought, oh, this is interesting. Just change the letters around just a little bit. So this is going to happen on Thursday. Is there any call to action that you have for our listeners?
SPEAKER 03 :
You know, just contact the Colorado Department of Agriculture. The person that’s going to be handling this is the legislative liaison for the State Department of Agriculture, Jordan Beasley. Of course, human resources, and I’ll be fully transparent. I think one of the reasons that I’ve been targeted for this is our HR director herself has a teenage daughter who identifies as transgender. So I’ve had that target on my back for a while since I’m so outspoken about this. But, you know, we as the taxpayers, have the right to contact those people. They work for you and demand that accountability and demand that transparency and say, hey, what is going on in this situation? And why are you so eager to violate federal and state law? And not only by pushing this DEI, which Kim, I just want people to understand why I keep speaking out about this. When we talk about DEI, the second word in that is equities. Agriculture is the production of the commodities, the goods. We wear clothes. We eat food. When we talk about equity, we’re talking about the equitable distribution of those goods. And every leftist revolution has accomplished their agenda by three main ways, controlling your children, controlling your energy, and controlling your food. So we’re talking about literally communist distribution of your food in the state with DEI and agriculture. And that’s why it’s so dangerous.
SPEAKER 15 :
Rich Guggenheim, good luck on this. And it is important that we speak up. And the equity that I’ve come to realize, Rich Guggenheim, is the equity that we all have 24 hours in a day. And the equity is that we get to choose with those 24 hours. We each have 24 hours. And then we get to choose what we do with those particular hours. And to have the government to try to distribute, as you mentioned, energy, food, we do see this great, and I don’t mean that in a good way, attack upon our children. We can’t acquiesce to totalitarianism, communism, fascism. and think that it’s going to get better. I know people say, oh, I just want to keep my head down because I don’t want to lose my job. But quite frankly, if we don’t speak up, it doesn’t get better. It gets worse. So I know that this is a stressful time for you, Rich Guggenheim, but keep us in the loop and certainly prayers for you as you go through this time. Well, it’s good to have you. And you recently had published a piece at American Thinker titled A Blizzard of Contradictions. And what’s so amazing is we see this all the time, but it’s great that you actually recognized it and brought it to our attention. And so explain this to us.
SPEAKER 17 :
Well, what brought it about is I get emails from the Denver Post with news stories, their headlines, and I saw these contradictory stories. So I went to their homepage and back to back and I screenshotted it. It’s in the article, bemoaning the warm weather and lack of snow. And then next to it, an article talking about, you know, big powder day in the mountains. And I thought, How can you have two articles like that saying basically the exact opposite? A contradiction like that, and with a straight face, they put it on their homepage without any thought to the irony of it. And my point is about… Climate change. It used to be global warming. Now it’s climate change and everything is attributed to climate change. Too much snow, not enough snow, too cold, too warm, too wet, too dry. It’s all climate change and it’s all lumped together. And it’s kind of like the Democrats calling everybody a Nazi. When everybody’s a Nazi, nobody’s a Nazi. And you use these terms over and over again. and calling everything climate change, it becomes a joke and people just tune it out. And it leads to further distrust of the media because they’re just, it’s propaganda, it’s nonsense. And the climate has always been changing. That’s the reality of it. We live in a a world where there’s all sorts of cycles from ocean currents to solar to things we don’t even understand. And we’ve had warmer periods and colder periods, and that’s perfectly normal. We’ve had ice ages. 10,000 years ago, the Great Lakes were covered with a mile of ice, and somehow it melted. And we had global warming to melt all that ice without SUVs and barbecues and air conditioners and gas stoves and all the other culprits that are out there. So this is a part of the normal planetary cycles. And in Colorado, yeah, we’ve had a really warm winter. Other winters, it’s cold. We’ve had lots of snow and cold and ice. And the ski mountains have better years and worse years. This is all normal. It’s part of life on planet Earth.
SPEAKER 15 :
this is really all about, and I would highly recommend that people check out the documentary A Climate Conversation, which is the project of Walt Johnson. He’s a geophysicist, has been a geophysicist for over 50 years, and he just wanted to have a conversation with Socratic questioning about this narrative. And so that was released. We did that about three years ago. And Climate Conversation 2 is on tap. We have a filming date for mid-May for the next one. But What this is really all about is, and that’s the reason they keep this narrative going, is because it’s about a wealth transfer. It is a huge wealth transfer from everyday, hardworking, middle-class America to the all of these entities, people that are pushing this narrative. And I’m watching the legislation down at the State House, which here in Colorado, the State House is controlled by radical activist Democrats, as well as the governor’s office. And it’s all about a wealth transfer from everyday people, really affecting our everyday lives. When we look at your energy bill, and you pay that, that is a wealth transfer away from everyday people, Dr. June Depp.
SPEAKER 17 :
It is. Rush Limbaugh used to say that the climate movement is the home for communists after the Soviet Union fell. They did something, kind of a new quasi-religion, which the climate movement is. but a home for communists that want big government. They want control. They want wealth confiscation and redistribution. And that’s what climate is. They want to have carbon taxes. And, you know, we all produce carbon dioxide. That’s the byproduct of every animal species on the planet. And to be able to tax that is to control all human activity, which is what communists want. And carbon dioxide is another thing. It’s painted as this culprit and it’s plant food. Without carbon dioxide, the planet dies. If carbon dioxide levels get too low, plants don’t grow. When the levels are higher, the planet greens up. You have a longer growing season. Your plants are more productive, producing more food. It’s ridiculous. And to paint it as a villain is absurd. But Yes, it’s about command and control, and that’s what communism is.
SPEAKER 15 :
About this wealth transfer, Dr. June Depth, is I think that it goes to the analogy that they have of how to boil a frog. You don’t throw them into… a pot of boiling water, you turn the heat up a little at a time. And that is really what I think has happened with this wealth transfer. I think that we are just about at a tipping point, though, with people looking at these costs, taxes, fees. I think people are to a point where they’re paying attention, and that is very important. So your article, it’s important that we shed light on all of this. I think that we have been so blessed in America with this modern life that we have that people have not been totally paying attention, but the heat has continued to be turned up on everyday, hardworking, middle-class Americans.
SPEAKER 17 :
Well, it is. People are getting electric bills that are creeping upward from a few hundred dollars to seven, eight hundred dollars a month. It’s unaffordable. And Gas prices are going back up. That’s because of Iran, and hopefully that’s temporary, but we’re getting squeezed from many different directions, and now we have artificial intelligence and these big data centers that consume vast amounts of energy to power them. Everybody wants AI and ChatGPT and Claude and all these other things to help them with daily life, and that’s great. This is a a huge paradigm shift in technology and information, but it’s, it requires energy and where are we going to get it? And it’s not going to, you know, if they, if they want to get rid of natural gas and coal and oil and petroleum based, where’s it going to come from? Wind and solar aren’t going to do it. You can’t power an airplane with wind and solar people travel, et cetera. So it’s, we’re, we’re the, sending ourselves back to two centuries ago, where we read by lamp and cook by campfire. And nobody wants that. That’s not the human way. We’re advancing, and we have the technology to supply the energy, nuclear, for example, and there’s such resistance to it. And we’re seeing it here in Colorado. The government’s doing everything it can to make energy scarcer and more expensive.
SPEAKER 15 :
It’s all because of this narrative, but connecting this dot that it’s all about ultimate control of the masses is what it’s all about. And I was just looking at temperatures for March 9th, and they’ve been down. watching temperatures since it looks like 1921. The highest temperature on this day was 77 degrees. We’re supposed to get to 70 today. Lowest temperature was a negative five in 1932. And the average temperature is 53 degrees on this day. So 1989, we’re not going to be hotter than 1989. It’s this narrative. And people… And they continue to push this narrative because if you can… Washington said this. George Washington alluded to it a little differently than the propaganda minister for Hitler did. But if you say a lie long enough, people start to believe it. So that’s why we continue to see this continued narrative regarding climate change, which is, again, why the movie that Walt Johnson put together at ClimateConversation.com is so important, Dr. June Depp. Let’s button this up and we’ll go to break. When we come back, you did another just very interesting piece just came out regarding Iran and what’s going on there. So how would you like to button this up, Dr. June Depp?

Well, think carefully and don’t swallow the media propaganda and use common sense that the climate changes. It always has, it always will, and it’s not a catastrophe. We want to be good stewards of what God has given us on earth and nature and all of that and be conserved and not waste. Well, it’s how the media characterizes people’s deaths. And the two comparators or three comparators were the Ayatollah, Soleimani, who Trump dispatched in his first term, and Scott Dilbert, the longtime Dilbert cartoonist. And This is basically the Washington Post, and they use descriptors for Ayatollah Khamenei as bushy with a white beard and an easy smile, an avuncular figure, a closet moderate. And I’m like, really? A closet moderate? This is the guy who’s been chanting death to America, death to Israel for decades, and supporting terrorist groups that have killed people around the world and killed Americans. Um, he’s not moderate. And then they, they did a obituary for, uh, um, Al Baghdadi, uh, describing him as a austere religious scholar, not a mass murderer, not a genocidal terrorist, uh, you know, a scholar. And it’s then, then it’s Scott Dilbert and he’s far right, right wing. He’s a hater. He’s this, he’s that, um, It’s such a contrast, and instead of letting people die in dignity and having their past speak for themselves, the media, even in death, is calling them names and trying to gloss over their histories. So it was an interesting contradiction in how these obituaries are handled, was my point.
SPEAKER 15 :
Speaking of that, we last week just rolled out, in addition to our broadcasts, the Kim Munson newsroom as well as the Kim Munson community. And we did a piece on Jesse Jackson, who recently passed on, and it’s extensive. But we looked at it and we… We talked about who he really was, and we didn’t gloss over it. It’s a really excellent piece. I’d recommend that people take a look at it because we’re really working to… use good journalistic integrity as we are writing these pieces. I’d recommend that people check that out because I think that that’s really what the media should be doing is telling the complete story of a person, not trying to gloss over it or to demonize them. Absolutely.
SPEAKER 17 :
Yeah, I mean, Scott Dilbert made some controversial remarks, but so what? You can mention those, and he had valid points in his remarks. But that became the focus rather than a lifetime of making a great cartoon that was one of the most popular cartoons in America. And same with the Ayatollahs and other… Muslim leaders in the Middle East that have called to death to America and have been sponsors of terrorism. And the Washington Post and other media just seem to ignore that. And they’re, you know, oh, they’re just nice guys. They’re, you know, they like musicals and they’re your friendly uncle. They’re not state sponsors of terrorism.
SPEAKER 15 :
Well, in the piece, you said in the Washington Post, readers were introduced to a man with a bushy white beard and easy smile. Well, that makes me think of Santa Claus. And this guy was anything but Santa Claus.
SPEAKER 17 :
Yeah, exactly. It’s it’s you imagine what the media would do now with with figures like, you know, Hitler and Mussolini and Stalin. You know, yeah, they’re human beings, and they probably have some endearing characteristics as a human being, and if that’s all you focus on and ignore everything else they did, you’re doing such a disservice. And even Mother Teresa probably had her downsides and maybe had a temper or had this or that, and if you focus only on that, you diminish all her good work. So the media should present a fair… assessment of these people and present them as they are, the good, the bad, the everything. But even in death, the media shows its bias and its favoritism and how they favor these brutal dictators.
SPEAKER 15 :
That’s why what we’re going to be, not what we are going to be doing, what we’re doing at the Kim Bunsen Newsroom, there’s not a lot of journalism out there these days that are speaking honestly about these issues. That’s why these articles that you are doing, An American Thinker, Rasmussen Reports, are important. We’ve got a few minutes left. What’s your thoughts about this whole thing with Iran right now, Dr. June Depp?
SPEAKER 17 :
Well, my hope is that it does not turn into an endless war. I think this was a long time coming. It’s not that Trump started the war last week. Iran started the war in 1979. So this has been festering for a long time. There have been terror attacks, and Iran’s been a state sponsor of terror and calling for death to America. The Trump administration has had good faith negotiations over the past year. They put deadlines, and they didn’t respond. And at some point, enough is enough, and you have to put an end to it. I hope it does not turn into an endless war. I don’t think it will because Trump has railed against endless wars. He was very critical of the Gulf War and Iraq and Afghanistan, critical of the Bush administration. So I don’t think he will fall into the same trap as what happened to the Bushes. And I think there’s more at play here. This is about oil. This is about China. And if you look at how things have played out, we got rid of Maduro and changed the oil production in Venezuela to our benefit, hurting China. We knocked out some cartels, which are the foot soldiers for these guys, and now Iran. And I think it’s… one piece on a geopolitical chessboard. I don’t think it’s only about Iran. And we’ll see how it plays out.
SPEAKER 15 :
With the midterms coming up, there must have been something very significant for him to take this action because from a political standpoint, there is a lot of risk in doing so, Dr. June Depp.
SPEAKER 17 :
Absolutely. Absolutely. But Trump is a smart guy. He’s got smart people around him, and I think he’s thought this through of how this is going to play out and what his endgame is. But Iran is one piece on the chessboard with Russia and Ukraine and with China and energy and kind of a deep state. These countries have their deep states, and he’s going after them. So we’ll see how it plays out. It’s This is in Trump’s court now, and if he messes it up, it’s going to hurt him and the Republicans. He’s been planning this second term ever since 2020. I trust him that he’s got things in hand. That’s all I can say. I don’t know details. The media doesn’t. Everybody’s speculating, but we know maybe 5% of what’s really going on, and I’m content to let this play out.

And the tragedy of us losing any of our military, our thoughts and prayers are with their family as they have stepped forward with putting their lives on the line.

Absolutely. That’s horrible, and that’s the horror of any type of war or conflict, but it happens. Their proxies attacked in Gaza a year or two ago, and Lots of casualties there, too. So this goes both ways, unfortunately.

This word came from that. It’s the quality or state of doing good or causing good to be done, charitable. could be conferring benefit, advantage, or help. Number three, conferring personal enjoyment of proceeds. And what we have seen, and particularly with our quotes of the day from Thomas Jefferson, is we see this all the time. Under the guise of beneficence, school lunches for children, education, homelessness, affordable housing, safety net. What we’ve seen is that that beneficence that we should be doing as individuals, government will come in and say, hey, I’ll do that. And there may be some beneficence that is done for people in need. But what’s happened is we have these huge government programs that are a wealth transfer from one person to another, which is actually that socialism. And so you should be able to use the word beneficence in a sentence today. And our quote of the day is from Thomas Jefferson. And Thomas Jefferson was born in 1743. He died July 4, 1826. And if you listen to the show, you’ll know that he and John Adams died on the same day in 1826, 50 years to the day after the Declaration of Independence. And if we don’t think that the divine provider has had his hand on our founding, we are now in our third founding. And we must pray for guidance on this as we walk through this. Second founding was obviously the Civil War. But the fact that both John Adams and Thomas Jefferson died on the same day, July 4, 1826, is remarkable. I think just, just amazing. But he was, Jefferson was a founding father, the third president and the author of the Declaration of Independence. And he said this, and I chose these quotes because of our sponsor, excuse me, because of our guest. And that is Mitch Vexler. I am doing well, and we’ve got three segments here because this subject is significant, and that is property taxes and assessment values. So give us the overview first, Mitch, because you and I had a long call. I watched the video that you sent over as well. And for everyday people, I think they know something’s wrong, but they can’t quite figure it out. So give us the 30,000-foot view before we delve into the details.
SPEAKER 18 :
In 2016, when I went to appeal my property taxes, they treated me as if they were a used car sales department. And they went to the back room, the appraiser, to obtain a value. And coming out of Canada, once upon a time, being an actual broker who was certified to do appraisals, I knew a little bit about the law and I knew that that was not possible. In 2017, I filed the first of many lawsuits against that central appraisal district and have won every single one of them. But as time progressed, the fraud surfaced more and more. So my accountant realized it, I realized it. I have an attorney who happens to be an accountant. He is a litigator. And I went to him and said, this is the problem because we were able to quantify exactly how much money has been stolen due to the overvaluation and overtaxation of the properties So this is money over and above what would be the legitimate value as required in uniform standards of professional appraisal practice. And it was over $1.3 billion, and that was just for that particular year. They have stolen billions in overvaluation. But again, as time progressed, we started seeing people across Texas report similar instances. They couldn’t quantify it. They didn’t understand what we understand. I have a background in statistical probability and quantitative finance, in addition to being a 35-year builder developer. So I understand business models extremely well. And along with my accountant, we actually took USPAP, Uniform Standards of Professional Appraisal Practice, and we put it into Excel. And as far as I know, that’s the first time that’s actually been done. So we looked at that model and said, this is what these calves are to be adhering to And they can’t. The software that the CADs are using is designed to allow the appraisers, which are the employees, to commit fraud.

And that is how… What is the fraud exactly, Mitch? So out here in Colorado, we had had the Gallagher Amendment, which had been put in place to try to protect residential homeowners from… significant increases in property taxes regarding property valuations. And they look in the rearview mirror for the property valuation for the assessments. And right now that rearview mirror is at the market high. So the market has softened, but people are still being taxed at that higher rate. But they say that that is a comparable that they ran at the time of, you know, whatever that date was. And so houses did sell for that. So how… How is that an inflated value? Because they say at that date, there were comparables that were selling at that price.
SPEAKER 18 :
The amendment you’re speaking of is part of the con. The values that you’re speaking of, if you go back to 2016, just for the sake of conversation, and the values every year go up, 3%, 5%, 30%, 23%, every one of those years, values increasing has literally increased. zero to do with uniform standards of professional appraisal practice. What it has to do with is the demand from the school districts that require more money to be sent to the school districts to cover off the interest on the cumulative fraud that they have created on an annual basis. The property tax system itself is a con. It isn’t real. It is pure fraud. That is what you saw last night in that video based on what multiple independent reports have created across the United States, including the California Policy Center. And isn’t it interesting that one of the documents that just showed up, I’ve been waiting months for that, was the one in Johnson County, Texas, that the language in that Johnson County, Texas report that’s less than two weeks old matched the language from the California Policy Center and the California Policy Center was done in 2015 on a report that took them 14 years to write. None of this is real. These values of people are being charged in Colorado are not real. They are fraud. It’s that simple. So watch this for a second. I mean, if you want to cut to the chase on this, everybody in a house has expenses and everybody has incomes. So very quickly, just kind of off the top of my head, everybody knows that credit cards are spiking, inflation is up, real estate tax bankruptcies are up, home loans are defaulting, et cetera. Well, let’s figure out why, and then we’ll come back to the taxes. So you have housing expenses on an average house of $10,000 a year, roughly, and mortgage expenses of $26,000, and real estate taxes per house on average, $7,000. Transportation, $12,000. Food, $9,000. Entertainment, $3,400, etc., etc. So the average total expense per household is $89,700. The average monthly expense, that same number, $89,700 divided by 12 is $7,400. The average annual expense per family, and this is where things really come right home, Well, if your average expense is $89,700 and the median household income is $80,600, guess what? The average house is upside down by $9,000. Well, if it’s upside down by $9,000 and $7,000 of that is real estate tax, there’s your fraud. And it gets worse in that when you realize that $7,000 is 8.6% of the average median household income, meaning Roughly 42 million households in the United States, by definition, are going to go bankrupt and or lose the roof over their head because of this real estate tax. Now, if you think that’s bad, that real estate tax on a local level, including Colorado, if you were to sit down and say and determine how much money does my school district owe in outstanding bonds, what you would find are values between $70,000 in 380,000 in Colorado per house. Then you, on top of that, add the US national debt of roughly 1,131,000. Well, congratulations. The average house in Colorado household was $1,375,000. And by the way, I’ve seen values in the Palisades in California 1,300,000, and that’s on the school district fraud. So they would be up closer to 2.7 million per household. The bottom line is this isn’t going to get paid off under any circumstance. So the household consumer purchasing power, it’s slowing, and you’re short $9,000 on average. The average family of four is upside down by 20,000, meaning they’re actually living off of credit cards. So to service, just to service that debt, the total U.S. of $1.3 million, that’s the equivalent of $108,000 per household per year, meaning in order to service that debt load, every single person that’s got a house is going to have to have an instant increase in income just to pay and keep the interest going on the debt that both the federal government and the state government have put together. That isn’t going to go. It’s not going to happen. So people think, well, my taxes are 2%, 3%. No, they’re not. Look at it from the standpoint of your effective gross income. They’re 8.68% plus. Therein lies the problem. Every maneuver that any government, state government has done, including the state of Texas, to try and hide this information has failed. They say, well, we’re going to have a homestead. We’re going to have a cat. We’re going to have school choice. Our governor here in Texas was the attorney general in 2001. And everything as the attorney general that he did, did nothing more than kick this can down the road so as not to interfere with the fraud being committed by the school districts. The school district superintendents are committing bond fraud and accounting fraud. In the case of Texas, I filed a criminal complaint against the attorney general who violated the Texas Education Act as the sole signatory to ensure that money was available to pay for these bonds. What I just went through with you proves irrefutably the money is not there to pay for these bonds. The Attorney General committed fraud. When they signed off and said, yeah, no problem, when they didn’t investigate the school districts. So I filed a criminal complaint against the executive branch of the state of Texas for knowingly aiding and abetting a criminal conspiracy to defraud. Ten days after that report was filed with the DOJ, miraculously, the Attorney General launches a 1,000 school district investigation into the school districts for this issue of overvaluation. The math is irrefutable. There’s nothing here to discuss. It’s on my website. It’s undeniable. Their problem is it’s indefensible. So it doesn’t matter the state. This is straight across the United States. And frankly, at this point, it doesn’t matter the country. We’ve got reports from New Zealand for the same reason. Anything that touches USPAP, Uniform Standards of Professional Appraisal Practice, and anything that raises a bond, that’s the two criterias. The second that happens, fraud is being committed.
SPEAKER 15 :
to say that fraud has been committed. But you have this all laid out at your website at mockingbirdproperties.com and then go to the DCAD tab on that. And I’m going to keep this as our cliffhanger, Mitch. I’m still… Where I’m struggling just a little bit here is that supposedly my valuation is based on comparable sales at this particular date. But those properties sold at that level, right? Because you can go to it and you can see that that transaction occurred. So that’s my cliffhanger. I need to have you explain that to me. And I know as I was looking at all that you’ve done, I’m thinking, oh my gosh, these questions that I have are probably pretty simplistic, but I got to get through that so that I can totally understand what it is that you have uncovered. Because the The big picture is there’s too much debt. People are struggling. Real estate taxes are too high. But I’m trying to understand this whole fraud thing. So we’re talking with Mitch Bexler. He’s president and founder of Mockingbird Properties, and he’s been a developer. He’s had interest in over 85 properties, and this all started, he said, in 2016 when he appealed his property taxes. So Mitch, I’m just trying to figure this out because I protested my valuation, and the assessor’s office came back and said, oh, here’s all of these comparable valuations, and so we’re not going to adjust your value because these properties sold at this price. So I’m struggling with how you say there’s fraud on that. Are you saying that is there fraud in that? Because there are actual houses that sold at that value. So walk me through that, Mitch.
SPEAKER 18 :
Okay. So let’s start off with the comparisons themselves. NOCAD across the United States under law has the unilateral right to pick comparisons. First thing. Second thing is the software allows the staff to overwrite elements of those claimed comparisons. They can change the square footage. They can change the year that that alleged comparison was built. You change those two numbers and you get a completely different number and the public is totally unaware. The software is designed to allow them to commit fraud. Over and above that, Do you know that if you really study those comparisons, you’re likely to find they’re not even from your neighborhood. They could be as far away as another city. I had that happen to me.
SPEAKER 15 :
Okay. In my case, it was in my neighborhood, but there weren’t that many. Yeah, there weren’t that many.
SPEAKER 18 :
Yeah. So most people don’t have the ability to actually make a grid that And a grid is what a appraiser would use to say, here are the true comparisons, apples to apples, same size, same basement, same square footage, same facade, same roof. That’s how you get a true comparison. Just because a cat says it’s a comparison doesn’t mean that it’s a comparison, not by a long shot. You’ve got to pull apart. You cannot trust anything they are handing to you. These entities exist to defraud the public in favor of the school district bonds. That’s the truth. That’s the evidence. That’s why we’re at the Supreme Court of Texas right now. Our evidence is irrefutable.
SPEAKER 15 :
Okay. So then we get over here because not all assessors are in on this. It’s more the software, yes? No.
SPEAKER 18 :
The assessors… Here in Texas, it’s called TVLR, Texas Department of Licensing and Regulation. That happens to be the same department that licenses bikini waxers. These people are so grossly incapable and incompetent by intent. They believe they’re being taught something, but what they’re being taught to do is adhere to what it is that the chief appraiser tells them has to be done. This entire system has got to go. It is a fraud.
SPEAKER 15 :
So there’s got to be well-meaning assessors. So we elect our assessors here in Colorado. There’s got to be well-meaning assessors that wouldn’t be in on this. So you’re saying that this is maybe information that is being pushed towards them? Yes? Is that correct?
SPEAKER 18 :
The chief appraisers, when you say assessor, let’s run with chief appraiser. And you would think that that is the case, that people have good intent. bottom line is it is not the case we have not seen it yet every single piece of evidence that has come our way from across the United States points not only to the school district superintendents that are committing bond fraud and accounting fraud that are raising bonds obviously but it points to the chief appraisers because it is the school districts themselves that set the budget for When the school district goes to meet with the chief appraiser, they are doing so to cook the books. They’re not doing so to go have lunch. This thing is a con. So the chief appraiser says, well, your budget this year for the school district, let’s just say for the sake of conversation, it’s a small school district at $1.5 billion. Well, that means that the chief appraiser has got to go raise the money from the taxpayers. It has nothing to do with appraisal law. The appraisal foundation created USPAP. The appraisal foundation and USPAP, Uniform Standards of Professional Appraisal Practice, may as well not even exist because it’s not being adhered to. It’s required in law, but under no circumstances is it being adhered to. And I want to take this up just one step so you understand because I want to come back to this comparison. So do you realize that when they say, well, this property is a comparison against this property? Okay. Okay. They have that in their database. Then they go next door and say, well, we use this comparison as a comparison to this property as a comparison to this property. So they’ll come up with five or six comparisons in that data set. Do you now realize that the entire data set for that appraisal district is corrupt? You get one number wrong and that’s what you saw last night. That was the impetus of that. So If you have data set A and data set B, and it starts in 2016, 17, 18, all the way to current, and the numbers that they’ve added to meet the school district budget, the bond fraud, they need the money to pay off the interest, to pay for the interest, not paying anything off. But that data set is totally corrupted. So if you say, okay, the U.S. government, U.S. Treasury has said, On average, for the last five years, the inflation has been 2.7%. Okay? In Colorado, within the last five years, your average house has gone up 100%. That’s 85% pure fraud. That’s why these comparisons mean nothing.
SPEAKER 15 :
But where I am struggling is that real estate prices have gone up significantly. They’ve softened now, but they’re basing.
SPEAKER 18 :
Here’s what’s going to happen. Let’s stay with your idea of the comparison, and let’s stay with the idea that the market has softened. Watch what happens. They’re going to increase your mill rate, or they’re going to increase the value of the properties. The bonds are not being paid off. The bonds are being rolled up and the interest rolled up. In other words, while we did this bond 20 years ago, we’re not going to pay it off. We’re just going to roll it out. And with regard to the interest, we’re going to roll it up. This is the math. They’re going to increase your mill rate, or they’re going to insist that the property values are going up, even though the market has softened. That’s the math. They got to get the money from somewhere. That’s the point of this. This literally has nothing to do with the value of a house. It can’t. The interest has jumped the principal. The interest is now multiples bigger than the original principal, which was fraud when they created it. These bonds are the kiss of death. And I want to take this up just one notch, just to prove something here. 60 million Americans participate in 401ks. 20 million participate in local government pensions. Do you realize that these school district bonds, this bond fraud is inside these 401ks? So not only is the equity stripping of people’s properties occurring, which means that your amortization that you’re normally entitled to, right? You have a mortgage, you get an amortization, it reduces your principal. That’s not what’s happened. What’s happened is the inverse. These school districts are equity stripping your amortization. Then to make matters worse, They took these bonds and they sold them into the 401ks and the pensions. I’m a pop is going to get obliterated. Now there’s a fix, but that’s kind of not the point. The point of the matter is the whole thing is a scam. It’s a con and it’s falling apart. It can’t be paid for. Proof of that is real simple. Here’s the income of a house. Here’s the expenses of a house. Here’s a pen and a piece of paper. Now explain to me exactly what, how it is this debt at that house, this bond debt, let’s call it even 70,000. That’s 70,000 of bond debt on that house, school district bond debt. That’s a second mortgage that that particular property owner never even knew existed. Please explain to me how that’s gonna get paid off. The answer is it isn’t. That’s why what we’re doing is we’re jumping up and down saying, okay, state of Texas, You’ve got a huge problem here. You idiots have created $606 billion, give or take, worth of bond fraud. You’re going to have to go and sit down with the Federal Reserve. And I’ve got ideas on how to solve this, but me talking to myself is useless. That’s what I have said, and that’s what I did. That’s why I filed a criminal complaint against the AG. I’ve got him. He literally violated his position. He’s got a fiduciary obligation, and he drove right over it. His signature isn’t worth anything. So the point is, okay, we all know the problem. Let’s stop pointing fingers. Let’s sit down and come up with a solution. Well, the solution is the sales tax. And yeah, these bondholders are going to get hit. There’s no other choice. But the school districts that created this bond fraud, they’re going to have to file bankruptcy. And these bonds are going to have to come down at least 30 cents on the dollar because that’s the only math that works in order to say we’re going to pay them off. But I was asked to write a bill by Helen Kirwan, a Texas representative, that outlined exactly how to do this. So I wrote the bill. It didn’t go anywhere because the legal department called Ledge tried to sabotage it. So I said, take my name off of it. I’ll have nothing to do with you. And then I filed a complaint against them. So the point of the matter is that this math is such that it is a solvable problem. It is quantifiable. We know that it’s $5.1 trillion, give or take, across the United States of school district bond fraud. Quantifiable. There’s other frauds under the hood. So did you know that there’s hidden investment pools that the school teachers have? Now, and I’m not picking on school teachers because I want to point something out. Inside those hidden investment pools, it doesn’t say what teachers paid in. It doesn’t say if the principal had tenure. All of this stuff is hidden. But yet, the hidden investment pool is there. The teachers themselves, the ones who are unaware, are also victims. The entire system was designed to equity strip mom and pop. That is what this is. You cannot get to this point of $5.1 trillion in outstanding fraudulent school district bond debt but for intent to defraud. Everything you’ve seen, when you talk about these comparisons, it’s an illusion. It simply isn’t true.

And Yvonne had texted in. She said, those properties sold. Yours did not. You are being taxed on unrealized gains.

Which is a violation of the 16th Amendment to the U.S. Constitution. Good for her. She understands.

And the text line is very busy, 720-605-0647. And so the… Property taxes, Mitch, can be adjusted because of mill levy overrides. Now, in Colorado, with TABOR, the Colorado’s Taxpayers Bill of Rights, we are supposed to be able to vote on that, which is crazy to me that people are voting for school debt and mill levy overrides. But we are. But one of our listeners said that his property taxes went up 88%. over the last year. So that would probably confirm what you’re saying is that property taxes are adjusted to hit these budgets because people are saying, how could my property taxes go up this much? And then another listener said that 63% of their property taxes go to school districts. So this seems like this is affirming the dots that you’re connecting, yes?
SPEAKER 18 :
Oh, 100 percent. I mean, the dots that we’ve connected, again, they’re irrefutable. Do you realize that two courts we’ve already been in have admitted that fraud occurred? What they tried to do is say, well, we can’t adjudicate the fraud because it stops at the appraisal review board. But by law, it can’t stop at the appraisal review board. What I’ve uncovered is a dead zone in the law. That is why we are at the Texas Supreme Court right now. And I believe the Texas Supreme Court is going to say, yeah, this isn’t going to happen. We’re going to remand this case to the lower court. And every stitch of documentation that is on my website, which are gigabytes, we’ve literally put it out there for this exact reason. We’re hiding nothing. We find the evidence. If I write an article on it or I write a legal document on it, it gets posted immediately. We’re hiding nothing. Even if I put out an email, I copy Governor Abbott. I copied Don Spencer, and I’ve said on video I intend to put him behind bars. He is a criminal. It’s that simple. He is acting against his fiduciary obligation. He’s a chief appraiser, and what they have done is commit fraud, and he knows it. He was told he was committing fraud. By the way, we’ve got evidence on tape where Mr. Spencer said to the board, we took 60,000 properties outside of the database, put them in Excel, manipulated them, and put them back. His own, which you saw in that video last night. Okay, do you understand that’s A, violating federal government documents? That’s a crime in and of itself, never mind the actual ramifications of the damages of the dollars that came from that, because that proves irrefutably that the database is totally corrupted, isn’t worth 10 cents. They manipulated 60,000 properties outside of the database.
SPEAKER 15 :
This is happening everywhere. So, Mitch Vexler, the bottom line is that if this continues, property, I have been concerned that people are going to be taxed out of their properties. And what you’re describing is, yes, that will happen. Yes.
SPEAKER 18 :
No, that is happening. That is happening. What is called tax lien foreclosures. Tens of thousands of people this year. as in 2025, have already lost their homes due to tax lien foreclosures. They haven’t got a clue what’s going on under the hood. This is why that is happening. This entire system has to go. There’s no fix for this. The idea that any school district should be able to raise bond money on the federal markets is utter nonsense. This is why we filed all these criminal complaints with the SEC just recently. As you see, this is your job. This falls under the purview of the federal government, not the state government. This money, this bond money is being raised on the federal markets. The fraud is irrefutable.
SPEAKER 15 :
So I’m going to end. Oh, my gosh, we have so many people texting in. So the fix, we’ve got just about three minutes, and we’re going to have to have you back, Mitch. What is the fix? Because it’s probably going to hurt, yes?
SPEAKER 18 :
Yes. Well, I want to make one point just so people can understand what’s happening in their own neighborhood, and then I’ll answer that question. If you look up, and it may be hard for people to find, but it is feasible. All states are supposed to be tracking the outstanding school district bonds. So if you look at your district, say, how much is the outstanding bonds in my school district? Then look up the amount of households in your district. You take those two numbers and divide it, and you’re likely to find numbers between 70,000 and 380,000 per house. That tells you exactly how bad this is, because whether it’s 70,000 or 380,000, the median household income does not exist to pay it off. Not even to begin to scratch the surface of paying it off, because the bonds have a compound interest rate on them. So that interest on those bonds is climbing by the nanosecond, just like the U.S. national debt. So when you understand that, you can see exactly what’s happening in your immediate district. And people are completely clueless. They haven’t got a clue that they’ve got a second mortgage on their house. But they do. The bond liability was transferred onto the back of mom and pop. This is going to blow. And there’s so many other elements of this. They’re creating fake income and fake expenses on commercial properties. This is not just single-family property. So when you look at that… Go ahead.
SPEAKER 15 :
Well, yeah, I’ve talked to a number of business owners that their property taxes have gone up so significantly. We’re getting close to running out of time. We’ve got about a minute left. I guess we need to keep this as a cliffhanger and get you back on this. But this can be fixed, but it’s… Yes. Just give us a quick overview on that.
SPEAKER 18 :
Okay. So the fix… is the uniform state, as in multiple states, sales tax. It’s not that you want to destroy the school districts. They’ve already destroyed themselves. They’re going to have to file bankruptcy, the vast majority of them that are raising bonds. But the sales tax on a uniform basis means, like in the case of Texas for the next three years, if the bill was enforced, would be 15% in total. But after three years, it would drop down to 11% once the fraud is out of the system. And now you’ve got something that’s truly quantifiable. The problem here with USPAP and what the CADs have done is none of this is quantifiable. There’s no uniform application of the law and there’s no uniform adherence to the law anywhere. It doesn’t matter district to district, school district to school district, state to state. anywhere across the country, and even from the country to country, i.e. Canada to the U.S., no uniformity of application of the law and no uniformity of adherence to the law, which is USPAP. This system is a 100% irrefutable fraud.
