That’s right. We’ll take it. All right, so speaking of New Year’s and new things, and people are thinking, man, should I buy a house now, or should I wait until rates adjust and go down? What do you tell people when they ask you that, Kurt?
SPEAKER 20 :
Well, with the market the way it is right now, it’s actually a good time to buy, but you have to be prepared for what’s out there. One of the main reasons it’s a good time to buy is homes are still appreciating at 4.5% to 5%. That’s from 2003 to 2024. So they’re still going up. But what’s happening, because rates have got people scared, there’s less buyers. So right now it’s almost turning into a buyer’s market for people that are looking for a home. They have more negotiation, more things they can do with the borrower, and they can still get rates in the fives and six percent if you do it correct. So there’s different ways of looking at it instead of thinking, well, the rates are too high at seven.
SPEAKER 16 :
In other words, they might find themselves with a little higher rate, but could get a better deal on a home and watch the rates, and as things adjust down, they could still refi when that time comes, but still take advantage of maybe a lesser price on a house right now.
SPEAKER 20 :
I’ve actually got several of these deals that I’m working now. You take a half a million dollar loan, and if it appreciates at 5%, that means next year when the rates are in fives, you’re going to pay $25,000 more money. If the rates go down, it’s going to drive more business, which is going to drive the price up. But if you’re able to get into it now, and then you do a loan called a 2-1 buy-down, you can get rates in the fives. So now you get the rate for a five, and a year from now when the rates are there, they’ve given you enough money to refinance it to lock in that five for 30 years. So you take advantage of the lower pricing. and the fact that they’re going to help you get to 5% on a 30-year fix. You win on both ends.

I got you. No, you’re fine.
SPEAKER 16 :
So two books, and I always start off with, okay, why the books? What made you write these in the first place?
SPEAKER 03 :
Great. So the reason for that is, honestly, I’m a guy, I’m just a regular guy, worked ordinary jobs, worked as a cook in restaurants and taken other similar jobs, and I was terrible with money at first, really just perpetually penniless. Then I was about, I don’t know, 22 years old. I decided to change my life. I was sick of that. I began seeking answers and doing a lot of research. What I came to find is that a lot of the commonly taught lessons are actually not very good. It’s sort of this whole system, the whole template of you go to school, you try to get into a college, you do whatever it takes, you get into that college, and then the college degree is the… The great achievement to have. It’s a golden ticket. That’s your security ticket. Yeah, right. In life. And then use that to beg somebody for a job. You cling to that one job your whole life. And then basically what you do with your money personally is. Most people, the template is your, your savings are quote in your equity in your single family home. And the rest of your money is in your 401k plan that’s locked up behind these bars that you can’t touch. And a lot of people don’t have much, much cash, much working capital outside of that. And so what happens is, and that’s not so bad. Hey, if you’ve got a home and you have some savings in a tax deferred account that you could do a lot worse, but there are a lot better ways to handle your money that, that lead to a greater degree of Liberty. that are achievable much sooner. You can become free much sooner. Myself, by the time I was in my late twenties, I had a net worth of about $50,000, which is not, not that that’s a lot of money because it actually is not, but because I was focusing on building a portfolio of cashflow, positive assets, my portfolio has reached the cashflow that was such that I was, you know, working for somebody else was the least important thing I had to do financially. Um, which is something that a lot of people can do. I was mostly in residential real estate. I did a small secondhand store out of one of the vacant units that I had. I tried a couple other things too, you know, relatively low cost entry things. I didn’t want to lose my shirt doing anything. And so one lesson is the portfolio cash flow game as opposed to a money pile game. There was a show called Breaking Bad some years ago that was very popular.
SPEAKER 16 :
Absolutely.
SPEAKER 03 :
A lot of people know it. And I’ll tell you what, if the guy, the main character, the doctor fellow or the teacher fellow who becomes the drug dealer. Walter. Yeah, Walter White maybe, right? There you go. The dentist from Seinfeld played the character. Yeah, yeah. He did a great job, but if that guy had learned the lesson that if you just plant money trees that you could have provided for his family and his children and his wife and so forth with a much smaller amount of capital, Right, if you would have bought them a few corner stores or a gas station or something.
SPEAKER 16 :
Really quick, though, Paul, the problem with that, and I tell people this all the time, especially the people that I coach that are in business, the problem with everything you’re saying, which, by the way, I agree with you, coach on what you’re talking about. The reality, though, is the system, and government especially, is against all of that. They don’t want you doing that.
SPEAKER 03 :
Oh, you’re absolutely right about that. So doing that is like doing it with both hands tied behind your back. I’m from New York State. I mean, New York State’s just about as bad as California. I mean, if you wake up in the morning and you have enough money to get out of bed and try to be productive, you must have too much. I did almost all this out of Erie County, New York, where the city of Buffalo is. And where, I mean, Buffalo is a socialist poverty factory, basically of government. So government in the first place, the city of Buffalo, it happens to be mostly black people. But it doesn’t matter who lives there. It’s just that that goes into the victim politics industry. Right. But there’s mostly black people there. The government fails to educate them. The average literacy rate for a black male graduating from the city of Buffalo Public Schools is third grade. Wow. That’s according to themselves. Wow. That is a Buffalo Board of Education’s own report card on themselves. So they’re telling you. And so if that’s of, though, I think one out of five who actually graduate with a diploma, they get basically a fraudulent diploma. How do you get a high school-level education certified by a diploma when you can’t read the diploma you just got? Right, right. And then, so after that, you have what’s called paid-to-fail socials, what I call in my first book, paid-to-fail socials. The Great Failure of Socialism Part II, which is the Great Society, the War on Poverty, and the Ever-Expanding Welfare State. And so that you have this ever-rising minimum wage in the name of helping the lowest person. Well, the minimum wage is a violation of a person’s right to contract for the lowest person. And during the first Great Failure of Socialism, known commonly as the New Deal, which I do cover in my first book as well, During that time, such a wage makes it illegal for a person to lower, to undercut their competitor to try to enter the job market. When a pizzeria or a shoe store or something else opens in your neighborhood, notice the first thing they do is everything’s on sale. They undercut prices versus their competitors just try to get people in the door and give them a try. Later, you can try and raise. Well, first of all, 100% of nothing is nothing. So to make a sale at any price is better than nothing. And number two, you can always raise your prices later. You know what I mean? Once you get started, once you’re established, you get a track record and so forth. When you have a person who these people that I’m talking about who are not educated in the city of Buffalo, they can’t read. They don’t have a history of going to class. The simple things like be where you’re supposed to be on time. Be reliable. Show up. Live entry-level jobs. You just need to be there. These people don’t have any of those things going for them. The only weapon at their disposal in competition for these jobs is to lower their price, which is removed from them, which is abrogated from them. by the state when you have these minimum wage laws. So they keep raising the minimum wage above the value, the level of value that such a person possesses when they’re trying to enter the job market. And then they also, at the same time, keep paying them more generously not to work. So that it’s like if a person’s working at two jobs, they make $50,000 in salary at job A with no non-monetary compensation. Or if you look at job B, which is $45,000 in salary, but you have full family plan health insurance. Okay, the value of that health insurance is greater than the $5,000 in salary that you’re losing, plus the health insurance is legally not taxable as income. So you’re doing much. You make more money at job B even though the salary is $45,000 instead of $50,000 in the same way. When you have these people who are getting these food stamps, who are getting their apartment or housing paid for, or they have to pay very little out of pocket, they’re getting unemployment checks on top of that, when you value all the value of this, You’ll get about $15,000 a year for that. They’re allowed to make another $5,000 or $10,000 on top of it before they start cutting into what they view as a real job, which is basically handouts from the government, handouts for the healthy. So they’re caught in this trap. They’re producing poverty. Every time they raise the minimum wage, they’re trying to alleviate poverty. Not just the person who just graduated high school today or just turned 18 today who can’t read. Is that harming? But somebody who did so 10 years ago and hasn’t had a legitimate job since then. And, of course, they’re turned to the underground economy of prostitution and drug dealing and petty theft and so forth. And so many of these things that are done in the name of helping the smallest person or helping uplift the poor, in fact, harm them. And that’s something I talked about in my second book. Talk about unshackling the beast and shackling the, excuse me, unshackling the populace and shackling the beast. The beast is the government. These are all little shackles. It’s increasing their own wages, just clasps around the person’s right hand, prevents them from trying to contract and get a job. And then they pay them more handouts, which, by the way, takes from people who are trying to be productive, which is what you started out by saying. They don’t want you to do this. They keep taking from you. So they don’t make it easy on a person to achieve this state of liberty. I think, obviously, the first solution is get people hip to a lot of these things that we’re talking about. And I’ve heard your show a few times, The Magic of the Internet. And you’re talking about all the same things. So the first thing you do is you get people hip to it. That way the politicians will go fetch for what seems popular. And so if we can get it to become popularly demanded, to have the right and the liberty and the freedom to go do these things, to succeed or to fail, and that’s the trick, folks. When you lose once in a while, you have to eat the loss. Because it’s a profit and loss system. Right. So many people don’t ever want to have, you know, they want to sit down at the blackjack table. They want no losses. And the second they lose a hand. Right. And so in real life, to eat a loss once in a while is part of you gain more over the course of the long haul.

Okay, so third book on the way, or are you done with the two?
SPEAKER 03 :
Oh, no, I’ll definitely bring out a third book recently. I just finished the second book about a month ago, so it’s just fresh, brand new. It’s a coffee table book without any pictures is what I call it. It’s about 500 pages. It’s pretty big. In terms of, you know, I don’t want to have small friends. I want to make it available for everybody. And socialism keeps on taking. What I try to do is there’s three main fallacies. One is the fallacy of the lamp. So people beg for all these shackles in the name of their own upliftment, which in fact harnesses them from being able to start their own business, harnesses them from being able to have more. a medical treatment to choose from and so forth. So the fallacy of the lamp is, you know, government comes along or politicians come along and they say, concentrate the power into the hands of the few by decree in the name of liberating the masses. Give us the choice to say how much you can pay for things. Give us the choice to say how much you can have for in terms of health care and food and so forth. And so they think they’re going to rub the lamp. Each individual person, voter, thinks, oh, well, it’ll grant my wishes. I want this. I want that. When, in fact, when 7 billion people rub the lamp 7 billion times and make 7 billion different wishes, they’re all going to conflict. The only persons whose wishes get granted are the people who hold power, the politicians when they do such a system. That’s right. What I said before, the shackling of the beast, the unshackling of the citizenry. If you imagine King Kong, this giant gorilla, he’s got all four of his limbs chained to some wall someplace. You undo one of the limbs, and in Niagara Falls, the waterfall where I’m from in Buffalo… They have this bicycle. You can sit on it, pedal it, and it shows you how many kilowatt hours you just made, and it goes into the power thing. So this one, the beast, King Kong, with one arm free, goes on there and does 100,000 man hours worth of electricity in an hour, right? We see emergency situations happen, war times, things like that. In a short burst, it happens. People say, wow. Imagine if we undid another one of its arms, or all four of its arms, but what happens is, we unshackle it enough, three of them are free, it rips the fourth arm from the wall, and now the roles of master and servant are inverted. The beast no longer does what you say. The beast is in charge now. And I’ll do a few examples of that. I do France in the late 18th century, which, how anybody can utilize the French Revolution, as an instance in which the lowest people were uplifted, is mined bodily. There’s no greater example of tyranny in a decade of perpetual tyranny, slaughter of the lowest people, destruction of the money. So I lay that out, of course, in Germany during the 30s and 40s. We see another example of that. China, again, in mid-century, in the 20th century. So shackle the beast. Unshackle the citizenry. Give people the freedom to choose. These are a couple of the themes that we display throughout 4,000 years of recorded human history. 4,000 years.

I know who’s in charge. And it’s a bunch of knuckleheads. And they’re going to try to run their particular pet project through. And some of these people have had, trust me, I know how this works. Some of these political leaders, politicians, newbies especially, have probably thought about the particular, at least one bill of the two they can run, they thought about for years. And I’m not exaggerating. And by George, they’re going to run that. Now, some of the more tenured politicians, they’re running what they’ve been paid to run. And I’m not exaggerating when I say that either. They’ve got people out there that are funding campaigns and so on. And believe me, they have marching orders. And they’re going to make sure they handle that as well. And if you think I’m wrong on any level, prove me. I’m not. This is how politics works. Newbies that typically don’t require a lot of money and maybe didn’t even get much help, financially speaking, to get elected, they’ll run whatever bill they want to. Those that are seasoned and or have had help getting elected, they will run what they’ve been told to run. They have marching orders. So, for example… There is Senate Bill 5, which would repeal the second election required under the Labor Peace Act for unions to deduct fees from workers’ paychecks to fund negotiations. Now, if you think for one second that the Senate Minority Leader Robert Rodriguez – And a fellow Democrat, Senator Jesse Danielson, came up with that on their own. I got swampland in Florida I’d love to chat with you about. Yeah, trust me, they didn’t come up with that one on their own. That came up from the union support of these individuals. And I guarantee you I’m not wrong. What they’re really trying to do is, in this case, a second vote, which only comes if a majority of workers vote to unionize, which must get 75 percent approval for unions to even begin negotiating with employers to enact the fees. In other words, they want to eliminate that second round. In other words, making it easier to unionize. Yeah, we’ll just eliminate part of the process. Well, why would you do that? Well, because it’ll make it easier. Well, again, who do you think is presenting these bills that they want to become law? The unions. These two knuckleheads didn’t think of this on their own, trust me. Trust me. This didn’t come from them. They have marching orders, and they’re marching. And they’re going to do what they’ve been told to do. Joe, you’re next. Go ahead.

John, I don’t know if you have a chance to read. I just want to tell your listeners about a risk, something called spear phishing, which is a computer hack different than regular phishing. We’ve all seen the phishing. We’ve all seen the phishing scams. You get an email that’s well from like Kohl’s. Well, your account, your credit card or your payment was denied or whatever. And that’s kind of a broadcast. They just send it out to a million people, figuring that 5% will have a Kohl’s account or whatever. Or it could be from Wells Fargo, like your Wells Fargo account. is overdrawn, you know, and then they’ll direct you to a website that you think is Wells Fargo, and they’re going to ask you to log in with your username and password, and it’s really not Wells Fargo, so you just keep your Wells Fargo. So that’s a regular old phishing account. Now, what happens is if people get a hold of your email address, so say you’re on one of these Nextdoor or Neighbor to Neighbor or… They mine it.

They mine your address. By the way, they can buy it. It’s on the dark web and other places as well.

Right. And once they get your email address… So by the way, so let’s say you’re foolish enough to put something up on Craigslist and you say, contact me at, you know, Joe at ABC.com. What they’ll then do is they’ll respond to you and say, hey, I’m interested in what you’re selling or the, you know, but I want to make sure I’m not going to be scammed. So I’m going to send you a four digit code and let me know when you get it. Well, what they’ve done is they’ve tried to log into your account, your email account with your username, but they don’t have your password. And then what they do is they click on lost my password. And what will then happen when they, when the, the, you were in your email service, Gmail or whoever says, uh, we’re going to send you a security verification. Should we send it? And they’ll, they’ll put in their cell phone number, right? So they get the four digit security code and then they send it back to you saying, I need you to verify that you’re a real person. And of course, as the minute you say, um, yes, and you’re going to get a, I’m sorry, You’re going to get the four digit security code from Gmail, but you’re going to think it’s coming from them. And then they’re going to ask you to play it back to them. Well, you just gave them access. Now, once they have hacked your email, they then what they want is your address list. And what they then start doing is they go to it all over again. Well, but here’s what they do. They’ll in terms of implanting viruses. John, if you got an email from me and it said, John, what do you think of this story? And there’s a link. you know me, you know my email address, you’d be tempted to click on that link, because, oh, it’s from Joe, and he’s asked me what I think of this story, and you’re going to, maybe not you, but a lot of people who know me, I would say, and it would be personalized, it would be, Charlie, what do you think of this story, Joe? And if you click on it, you’ve just downloaded malware into your computer. Now they’ve, you know, ransomware, they lock up your computer. Right, right. So that’s called spear phishing. And the reason it’s spear phishing is instead of going out to a million people, it’s going out to specific individualized and it’s personalized. It is addressed to you personally using your first name from somebody you know asking your opinion.

Much higher rate of response doing it that way.

Much, much higher rate. So, again, if there’s 80 people in your address book, they’ll send out 80 personalized emails, one to Bob, one to Charlie, one to Sue, one to Sally. And they’ll say, you know, Sally, what do you think of this story? Is it true? Question mark. And then they’ll give you a link. And if you’re Sally and you click on that link, you’ve already screwed yourself. It’s over. It’s done. You know, you’ve either downloaded a virus, they’ve rancidly locked up your computer, or maybe they put a Trojan horse on your computer that you don’t even know about. And the next time you do go to log into your bank account, they’re watching what you do. So Spear phishing is a very, very dangerous, targeted hacking attempt. And by the way, I probably get three or four of these a year from business associates, people I know very, very well, my business partners. And by the way, the unsophisticated ones will just spoof. Now, you know you can spoof an email address, right?

Like it’ll show up as John Rush, and unless you hover your cursor.

It’ll look like that, but it really isn’t.

It really isn’t. So it’ll say John Rush in the header, but if you hover your cursor over the person’s name, it turns out that John Rush is not… It’s Agim Balulathorpe or something, Bahrain or something like that. But once they’ve hacked your email account, they then can actually send… They take over your email account. They take it over. They’re then sending actual emails… From your email account, so when you hover over the sender’s name, John Rush, it’ll come back as, yep, this is from John Rush. And until John Rush tells you that my email account’s been hacked, don’t reply to anything. That’s called spear phishing. It’s probably the most dangerous phishing out there. Again, it’s called spear phishing as opposed to regular phishing.

If there’s ever a question, you could respond to that particular individual. If you know him well enough, call him on the phone. Say, did you send me an email asking me to do such and such? Ask before you do anything along those lines. I’ve got more to cover on some of these opening bills. Somebody, though, did text me a text line and asked me if I had seen what had happened on 16th Street Mall. I haven’t talked about that yet. I might get that with Andy tomorrow. Yeah, there was two different knifings, stabbings, on 16th Street Mall. They won’t tell us who the actual perpetrator is, although they think they’ve apprehended that same individual. They won’t release who the individual is. Four stabbed, two dead. I’ll just be straight up honest. It’s why I don’t go there. It’s why I don’t go there. I won’t let my wife or anybody that I know go there. And those individuals, Mike Johnston and others, that are in charge of those things, you need to get this crap cleaned up. If I was a merchant, I wouldn’t be, but if I were a merchant down there, and I feel sorry for some of those people because at one time, 16th Street Mall was a great place to be. And there was a lot of cool things going on, and it was a fun place to go. And I can remember, you know, Charlie, you know, decades ago, you’d go down there. It’d be all decked out for Christmas. You could take some of the, not sleigh rides, but the, thank you, carriage rides down through the mall and look at all the lights and everything. And it was a lot of fun. It really was. It was really a lot of fun to do. And as time went by, and, of course, with Democrat leadership in the city of Denver, it just kept deteriorating and deteriorating and deteriorating. And it’s interesting. It’s like we’ve gone back in time. Let me explain. Some of you remember McNichols Arena. Not McNichols Arena. Before the convention center, what was it called? Oh, come on, Charlie. Why can’t I think of it right now? No, that’s where they played sports. I’m talking where all the car shows and everything. Currigan Hall. Where Currigan Hall was, which is where the convention center is now because they tore it down to put the convention center up. There was always a big car show there. A couple, two or three car shows a year. Usually a couple big ones in the wintertime. World of Wheels and whatever the other one was, Tri-State Auto Show. And we’d always go down as a family even. If nothing else, my dad, brother, and I would go. And I can remember as a kid, you know, my dad saying, you know, this is an area that you should never come to unless I’m with you, and we’re going to go from the car to the convention, you know, to the car show and back, and that’s it. And I will be watching all around me the entire time because that’s how dangerous it was at that time. And then as time went by, they did some things, cleaned some things up, made it to where you could pretty much go down there anytime you wanted to. You could have a good time. Again, you could hang out on the mall. You could shop. You could do all sorts of things. And like anything else, it cycled back to what it used to be. And it’s nothing but a death trap now. And I’m not exaggerating when I say that. It is a literal death trap. Why anybody in their right mind would hang out down there after dark? is beyond me. It is the most disgusting place imaginable and yet could be a major attraction to our state. But this is what happens when you let Democrats run things. And those of you that are on that side of the aisle, I challenge you to correct me and tell me I’m wrong in what I’m saying. I challenge you. Tell me I’m wrong. Tell me the history of 16th Street Mall in downtown Denver as I just explained it. Tell me that I’m wrong in what I just described. And if you have a better explanation, I’m all ears. But nobody ever defends it because it’s indefensible. And two people lost their lives. And two others were still stabbed. And the ironic thing, again, on all of this is they won’t even say who. So thank you for the reminder. I didn’t get a chance to talk much about that up until this point. Andy and I might be able to hit on that a little bit tomorrow. But this is what you get when you have certain people in charge. And our current mayor that’s in charge of Denver right now, what a worthless you-know-what. Sorry, he is. All right, going back to some of the bills that were introduced. I don’t have a lot of time, but I did mention this one the other day, but to just give a little bit more in-depth. HB 1010, that was Democrat Representative Yara Zokei, I think I’m saying that right, and Kyle Brown. They proposed prohibiting price gouging of any products like diapers. It’s interesting they say diapers, but it’ll be anything because it won’t be limited to certain products. that are necessary for public health, safety, and welfare. Now, again, folks, that list is long because you could throw a lot of things into that. When you start talking public health, safety, and welfare, that could include plywood for your windows if a tornado is about to hit. You get where I’m saying because that’s a safety item at that point. They define price gouging. which, by the way, there’s no such thing, as raising prices more than 10% above the average price in the past 90 days. I’m not sure where that came from. And again, folks, please believe me when I say this. These legislatures, these politicians, trust me, I’ve interviewed a lot of them and know some on a one-on-one basis. They’re not smart enough to come up with this stuff on their selves. I’m sorry. I’m sorry. I know that sounds mean, but they’re not. They’re not. They’re being guided, coached, and told this is what we’re going to do. And I’m being very sincere when I say this. They’re not that smart. I mean, a lot of these folks listen to some of the speeches and things that they’ll even give. And and I’m sorry to throw this person under the bus, but I’m not the mayor right now in L.A. Of the area where all the fires are. I mean, have you listened to her speak? I mean, this is a woman that is 1000 percent clueless. How in the world she got elected is I guess she’s a black woman. Sorry, I don’t know any other way to say it. No other reason why she’s there. She’s dumb as a rock. And I’m saying that as kind as I can. She has no intelligence whatsoever. Listen to the questions that she’s asked and how she answers them. And unfortunately, we have a lot of those even here in Colorado. And… Bear with me here, but here’s my belief on why. And it can come into play on our side as well, but it’s really heavy on the Democrat side. When you’re involved in the Democrat cult in the first place and you can’t see reality or even understand what it is, You can’t even process things correctly in that regard. How in the world can you have enough common sense to handle things correctly being a politician? You can’t. You’re programmed to be dumb. Sorry, I have no other way to say it. You’re programmed to be dumb. I know there’s some exceptions. The governor polices of the world and so on. Yeah, there’s some exceptions to that because he’s not dumb. He’s, you know, sly like a fox. Definitely. Definitely. And he’s a very smart individual, so he’s an exception. But the majority, the minions, the folks that we’re talking about that are even bringing these bills up, they’re not smart. In fact, I’ll throw this out there. Any of them out there listening that would love to come on air and debate me, be my guest. I’ll give you all three hours. Come on air, and we’ll debate any topic you want to debate. Now, I have no problem saying that because not a one of them will take me up on that because, frankly, none of them can. They’re not smart enough to. There’s not a single topic that they could come on air and defend themselves with me being against them, you know, opposite them. And I’ll be nice. I’ll throw that out there as well. I’m always nice and polite, even with those they don’t agree with. But they’ll lose, and they know that. So my point is the majority of politicians, and it even includes some on our side, are just not very bright, folks. IQ-wise, they’re not very bright. Yes, they’re electable, but they’re not super bright. We have a guy in charge of the Colorado GOP that fits this description. Not very bright. Sorry, just not. And I’ll talk more about that tomorrow on that level. But a lot of these bills that you’re going to see shoved down our throats here as Coloradans are coming from not these individual politicians, and we’re going to be mad at them. Don’t be mad at them. It’s the people that are getting them elected that you should be mad at. They’re the ones pulling the strings.
