Okay, Bruce Simmons with us as well. Bruce, and you can verify some of what Andy’s saying. I came earlier, so it was fairly nice when I got here, actually.

You know, it’s part of the service. Well, before you guys got here, it was a hot box, so it’s actually finally, you know. Cooling off a tad. Well, that’s nice. Thank you for changing the temperature or whatever you did when you got here because it was a little warm here before that. All right, Bruce, reverse mortgages. As we head into 2025, a new year, and who knows what’s going to happen when it comes to rates and economy and a new president and all of that. I think we’ll know fairly quickly, by the way, how things are going to look. I don’t think Trump’s going to delay much at all when he gets into office. In fact, I was reading today that he’s already got 100 executive orders in. that he’s already got penned and ready to go. So he’s going to hit the ground running. Now, what does that mean economically speaking? I mean, who knows? I don’t have a crystal ball.
SPEAKER 04 :
He’s got to figure out a way to get some of those passed through Congress so that they stick after he leaves. So the next president. That’s right. So it can’t change.
SPEAKER 08 :
That’s exactly right. And the economy is very fluid anyways, and the reason I’m asking that is because we’ve had you on many times in the past, and I know a little bit about the way the reverse mortgage world works, and I know that the higher the rate, the less money there is to help somebody out with when it’s all said and done, correct?
SPEAKER 04 :
Exactly, and that’s one of the things I’m going to be talking about soon on my radio show that I have on Legends Radio. is that expectations, because I talk to people and we can’t loan them as much as they think that they should be able to get. People say, oh, well, I thought I could get 60% or 70% of the value. And no, it’s not that way. We’re loaning somewhere between the low 30% of the value, not equity. That’s the other thing people get wrong is they think that, well, I’ve got $300,000 in equity and I can get 50% of that, right? No, that’s not how that works.
SPEAKER 08 :
I’m not on a reverse mortgage, no.
SPEAKER 04 :
No. And so I need to help set expectations for people in that respect. And certainly if rates do come down, then we can loan a higher percentage. But if we can loan you enough now to eliminate your principal and interest mortgage payment so you don’t have a mortgage payment, you still have to pay your taxes and insurance, but get rid of that principal and interest portion of it, even if you don’t have $100,000 left over, you might only have $10,000, Do it now because there’s a saying in the forward world, I don’t know if your other guest has said this, where you marry the house and you date the rate. Oh, yeah, no, that’s exactly right. And with a reverse mortgage, it’s possible that you might be able to refinance in the future where we could loan you more money then.
SPEAKER 08 :
Kurt will say the exact same thing. He’s on the traditional mortgage side, but he’ll say the exact same thing. Absolutely.
SPEAKER 04 :
Yeah. If you can pay off your existing mortgage, get out from under that payment. Because I’ve got stories from customers I talked to at the end of 22 when rates just started going up. We could loan them enough, but not quite. They couldn’t get as much money left after we paid off their mortgage as they wanted. They said, I’ll just wait until 2023 when the rates drop. And that still hasn’t happened. We’re still waiting three years later, two years later or so.
SPEAKER 05 :
Well, Bruce, with all the credit debt right now, I’m sure that reverse mortgages are really paying off for a lot of people. However, what do you sense in the market at this moment? Are people kind of tentative just because of the changing of the guard? You’re going from one presidency to another one, totally new economic plan coming in. Are they just kind of waiting and seeing what’s coming, or are they more excited about the future?
SPEAKER 04 :
That’s a good question. I really don’t get into that much with my clients about that.
SPEAKER 05 :
No, but I mean as it affects your business, as it affects people wanting to go with reverse mortgages.
SPEAKER 04 :
Generally, no. I do have one customer that he wanted to wait, and even then after the election, he’s still waiting. And it’s just kind of trying to get people off the schneid, you know. Right. Either make a decision one way or the other.
SPEAKER 08 :
No, I’ve talked to, as you know, I coach other businesses and such, and I think some of just the general climate of people wanting to spend money, I don’t know why, they’re waiting for Monday, I guess, just to get through. I think there’s so much hype at times that go around the Internet, social media and so on, where, you know, will Trump really make it in? Will there be some sort of a big revolt before that happens? And all this, it’s utter nonsense because literally it is. It’s utter nonsense. But yet that gets planted in somebody’s mind and they want to see things come to fruition before they move forward.
SPEAKER 05 :
John Bruce, I think the climate is good. I think it’s going to be very good. I’m very confident. I think it’s a good time to move on deals that can benefit you.
SPEAKER 04 :
Can’t argue that. I think so, too. I think we’re going to see better times, although I can see volatility, a lot of volatility coming up because of the changes that happen and how markets react to it. And I heard on another station on the way in, not that I don’t always listen to you, but most of the time. But I forgot it was Ready Radio. That’s okay. And anyways, they were saying that how there is a national or international conservative movement. wave, basically, that Trump is kind of brought in.
SPEAKER 08 :
Starting from Canada, going overseas and so on.
SPEAKER 04 :
Germany.
SPEAKER 08 :
And that could have another, to your point, Bruce, that could have an economic effect even on a worldwide basis. Again, a lot of things in flux. And I’m with Andy, though. Yeah. And I’ve been telling clients, I mean, I think things are going to get much better. Trump’s going to do things right off the bat to get things rolling. Now, to your point, Bruce, where interest rates lie when this is all said and done, I don’t have that crystal ball.
SPEAKER 04 :
Nobody does, but I don’t think they’re going to be coming down anytime soon. There’s a 40-year cycle where from like 1940, rates were trending up until 1980 along with higher inflation. Then in 1980, they started coming down along with lower inflation. And now we’re back 40 years later in 2020. They bottomed out, and now they’re trending back up along with higher inflation. So some people, I’ve seen people that say that we’re on a 40-year cycle of higher rates and higher inflation. I don’t know that that’s true.
SPEAKER 08 :
I don’t either. I have no clue.
SPEAKER 04 :
But it’s all interesting. I think that if you can qualify to get out from under this payment that you have now, if that’s your goal, you should do it. If you own your home free and clear.
SPEAKER 08 :
That’s easy.
SPEAKER 04 :
It’s a great way to get it in place and get the line of credit because the line of credit has a growth rate to it. It gets larger. And the higher the interest rate is, the quicker your line of credit grows. And it’s guaranteed. It’s not going to be closed out if the value of your home drops. You have to continue to pay your taxes and insurance and live there and all that. But it’s a way that you could… have access to money 10 years, 20 years down the road. Figure at the rates where they are now, your money will basically double in 10 years.
SPEAKER 08 :

And if you’ve got $100,000 in the line of credit, you’ll have $210,000 years from now.

Okay, well, you know, guys, sometimes in war, the bravest actions aren’t on enemy lines but behind them. That’s very true, right? I mean, that’s a very dangerous place to be, behind enemy lines when you’re fighting for your life. Well, let’s take a look at that in number 24.
SPEAKER 15 :
Have you turned 25 yet? Yes. There’s a chance you won’t get older. Have you considered that? I can accept that.

Have things that occurred during the war bothered you afterwards?

Well, I think the three of us can agree with that, can’t we?

Absolutely. Well, one nation that was taken by the Nazis was Norway, which means many people live behind enemy lines there. And one such person was Gunnar Sonstaby. He led a resistance. Now, we begin our film seeing an elderly Sonstaby lecturing a young group of Norwegians. He is friendly, wise, engaging. But his story, John, is terrifying. Initially, Gunnar was a young man who liked to ski with a good friend. You know, he’s a young guy. And he had all the same desires as other young men, you know, girls, going out. But there was a difference. Gunnar had the ability, the very rare ability, to silence these desires for the sake of a greater need, freedom. Not many people can do that. Not many people can take their normal needs and completely silence them for the greater good. And I think that’s why those people are so incredibly rare in history. The founding fathers kind of remind me of that. Well, before long, we see Gunnar working with a resistance cell, then rising to leadership because the Nazis have moved in. He is incredibly meticulous. This guy is fascinating. He never sleeps in the same place two nights in a row. He wakes up around 3.30 each morning because Nazis sweep. They sweep suspected homes between 4 and 5. So he goes in the forest and grabs some more sleep on the ground. This guy, nothing, nothing will hold him back. Gunnar is incredibly careful in whom he trusts and how he arranges all the details for every attack on the Nazis. He understands these are savages, but they’re brilliant savages who will stop at nothing to find him. They will torture, they will kill, they will infiltrate, and they will betray. Gunnar won’t even allow romance in his life, though resistance women do admire him. And who can blame them? Because they’ve just never seen anybody with this kind of focus and dedication. At multiple points, Gunnar is brought to England, where he receives orders and help. Surprisingly, he’s also interrogated as a possible traitor. This was fascinating. They interrogated him as a possible traitor. You want to know why? Because all his cohorts were dying and he wasn’t.
SPEAKER 06 :
Oh.
SPEAKER 05 :
They were wondering how on earth. How in the world did that happen? Right, because you’ve gone really on the front lines. You’ve accomplished amazing things. Everybody else is dying. Why aren’t you? Are you selling them out?
SPEAKER 08 :
And he’s like, are they somehow the enemy protecting you because you’re selling them out?
SPEAKER 05 :
Exactly. And he’s like, no, I’m that meticulous. Okay. At multiple points, Gunnar is, you know, basically questioned. But perhaps the most shocking aspect of this film is the Norwegian Nazis themselves. I didn’t know this. Okay. When you think about the worst Nazis.
SPEAKER 08 :
Norwegian Nazis.
SPEAKER 05 :
Yeah.
SPEAKER 08 :
Yeah. Never heard of them. I didn’t.
SPEAKER 05 :
Oh, yeah, they were very receptive. So the Nazis swept in. It was military. But there were a lot of Norwegians who were very receptive. And, you know, you would think, who are the worst Nazis? The Germans, right? Wrong-o. OK, the Norwegian Nazis, the ones who would sell them out. Now, think about this. We’ve got a lot of people here in America who, let’s be honest, are very, very sympathetic to Islam and to what the Islamic terrorists did to the Jews recently. Right. And who are very sympathetic to communism. Right. And what communists have done in the name of that. And who are very sympathetic to these very left-leaning movements. Well, they had that too. And here was what was really surprising. These people were as terrifying as the German Nazis. Just as terrifying, if not more. They despised their countrymen. And they loved having the power to do this to them.
SPEAKER 08 :
I never knew.
SPEAKER 05 :
But think about it, John. Think about it. Aren’t there people right here in America who would love… To have the power to do to us what some of these worst people do. Okay, well, what works in number 24? By the way, number 24 is his code name.
SPEAKER 09 :
Okay, got it.
SPEAKER 05 :
What works in number 24? Well, this is a piercing look inside the head of a brilliant human being facing brilliant inhuman beings. They are hunting him. He’s the leader, and they’re hunting him in every way possible, churning over every stone, churning every person, doing everything they possibly can to find this guy, and he is brilliant. This foreign film, it is a foreign film, is much like Anthony Hopkins’ One Life from last year, but this is better. I’ll just say it. This is better. The pace is better. The intensity of the characters is better. The strategy is better. It’s amazing to see. Amazing to see what a person can achieve when they sacrifice deep human needs. So few of us do. Right. The Nazis had never faced someone who compromised on nothing in opposing them. We have to keep in mind the Nazis were experts in human psychology. They really were. And so they were almost always able to find these people. Why? Because they would play psychology against them. They would say, you know, this one needs food, this one needs safety, this one needs women, this one needs whatever, right? And whatever your needs were, they could leverage that to get you to turn on others or to get others to help them find you. Wow. Okay, well, Stonsteby’s answer was very simple. Eliminate all weakness. Have none. like that be a human machine basically and it was just fascinating to watch another interesting character is this young man whose brother was tortured to death i won’t say how but wow by the norwegian nazis now gunnar says to this guy hey if you want you can leave uh this guy wants the opposite he wants to be a weapon and so he becomes basically the main henchman to kill nazis What was that movie with Brad Pitt where they just killed Nazis? Inglorious Bastards. This guy would have fit in perfectly with that Jewish group in Inglorious Bastards.
SPEAKER 08 :
Okay.
SPEAKER 05 :
All he, he didn’t care. Because he had lost his brother, and it’s just like, and so he was nothing but a savage back at the savages. They had no idea what they had unleashed. There’s a great line in this, and this is when he’s speaking later, and you’ve got this young woman, and she’s obviously very troubled by his actions. I won’t say why. She talks about, well, can’t you, what about nonviolent? Look at how successful Gandhi was. And he has a great line. He says, Gandhi never fought the Nazis.
SPEAKER 08 :
Yeah, good point. Great point.
SPEAKER 05 :
And I’ll say one other thing that works in number 24. It has a very strong ending. Really strong. Really well done. Okay, what doesn’t work in number 24? Well, while the pace is good, the pace of the story is good. It moves along. And some of these films don’t. I’ll be honest, some of them don’t. The one with Anthony Hopkins at times did not, although it was a good movie. This moves along quite well. It’s a bit slow early on, but after that it moves along quite well. Number two, Sans to Be. Though a Norwegian hero isn’t a deeply interesting personality. He really isn’t. He’s not this compelling Braveheart-like personality who just grabs you and pulls you along in the story. Next, the sheer entertainment level isn’t on par with films like Braveheart or maybe The Patriot. Although, I’ll be honest, I’m reviewing this for everybody. But for me, I find this guy more enjoyable to watch than those. But that’s because I love the chess match. I really do. This is more fascinating than fun is what I’m saying. It’s got action. OK, it’s got some great explosions. It’s got some great moments. But this is more fascinating than fun. It’s a little bit more of a thinking man’s kind of movie, even though you’ve got some horrifying. I mean, there’s torture in this. I’m not going to kid you. So if you’re not up for, you know, the fact that they are going to do some torture. Don’t watch it. Don’t watch this movie. And finally, this shows momentary sympathy early on for communism, which kind of surprised me. I thought that was out of place. But, you know, if they’re just being historical, okay. Yeah.
SPEAKER 08 :
Because they were.
SPEAKER 05 :
Because I wasn’t in Norway. I don’t know. All right. But this shows because one thing that… Hitler was trying to do was also take out the communists, not because his views were anti-communist. I mean, he was right in line with them. He was socialist. They were competition. And so because of that, the communism was almost seen as free speech. One example of free speech in Norway, along with capitalism or anything else. Okay, so there you go. That’s what doesn’t work in 24. Pretty minor. Rotten Tomatoes, well, they only had six reviewers, and they all said yes. So I guess that’s 100%. But that’s not going to give you much of an idea. However, the reviews by the people watching this, it’s on Netflix, by the way, folks. This is a Netflix movie. You can go there right now. They gave it 96%. I’m going to also say yes, watch this movie, but I’m not going to go quite that high. I’m going to give it four stars, and the reason is I don’t believe that this is a hugely entertaining movie, although I found it entertaining. I found it an enjoyable watch. It pulled me along. I cared much more about this character and a couple others than I have in the majority of films I’ve seen recently.

Hmm. Good to know.
SPEAKER 05 :
Yeah. In fact, probably the last time I saw a character that I enjoyed this much was probably the cat from Flow, of all things. Yeah. I know. But this was a fascinating movie, and I just never knew that about the Norwegian knots. I didn’t either. It blew my mind. Yeah, very interesting. But what’s really interesting is to see… What it was like for the Nazis to come up against one human being who took all his needs, set them aside, and was nothing but a methodical master and just a chess player.
SPEAKER 04 :
Did he leave notes or a diary or how did this story come to light?
SPEAKER 05 :
I don’t want to tell you.
SPEAKER 04 :
Okay.
SPEAKER 05 :
I don’t want to tell you because I don’t want to give it away. Yeah. Okay. But it’s on Netflix and it is worth watching. If it wasn’t worth watching, I’d tell you.

But you think it’s a pretty factual movie? Yes. All right. Good. I’m looking forward to it. I’ll look at it this weekend.

Yeah. By the way, this guy is viewed as the greatest hero of Norway to a lot of people. Wow. I think most people. He is their military hero. And there you go. I was thinking the same thing. Dang thing. You know, these modern Wolfman movies are very scary. I mean, you’re not going to play Frisbee catch with these things, okay? These are very scary. Okay, Christopher Abbott and Julia Garner, who are both terrific actors, by the way.

I really do. Well, I mean, she brings a lot of energy to everything she does. Well, anyway, they star as Blake and Charlotte, a married couple with a young daughter named Ginger. Now, they live in a big city. She’s a busy reporter. He’s a writer. But Blake was raised in the past by a war veteran, survivalist father who was mentally abusive. Okay, I’m just going to say it. Stereotype alert. Stereotype alert. Right? I mean, come on. Daddy wasn’t sensitive. Well, now Blake is a sensitive modern dad, but he has one common thing with his dad. One thing in common with his dad. He’s highly protective of his kid. As for Blake’s dad, he hasn’t seen him in many years. Well, Blake and Julia, they don’t have a great marriage. She’s emotionally distant. She’s uninterested. And so when Blake hears his dad has been declared dead because he had gone missing for a while, So he’s been declared dead. He asked Julia to come with him to collect stuff from his childhood home. Got it. And, of course, bring their child. Well, it’s a farm in the Oregon countryside. I’ll say this. Cabin in the woods alert. Cabin in the woods alert. You see these stereotypes coming one after the other. Well, it’s a farm and it’s way out there. And, of course, it’s dark. And, of course, is there cell phone coverage out there? No. Of course not. We can’t have that. Well, they get lost on the way. He hasn’t been there for decades. And then they get back. I’m sorry. Then they get into a bad wreck with the moving van. And it’s a very bad wreck. And while trying to get out, Blake gets clawed at by a mysterious monster. Well, then, over the course of the night, the infection, it takes over and begins the super gross transformation of Sensitive Daddy into Murderous Wolfman. Remember the fly?
SPEAKER 08 :
Oh, yes.
SPEAKER 05 :
Yeah, you get the idea. Well, because so often in these movies, the Wolfman thing happens pretty quickly, right? You get scratched, and then as soon as there’s a full moon, boom, you’re a wolf. Mm-hmm. And it happens in, what, a minute or whatever. This is a slow transformation. I had never seen that done before. His senses are heightened. His teeth are being replaced. And Julia, she sees it happening after a bit and she tries to get help. Meanwhile, they still have to contend with the wolf. That’s out in the forest. And it’s hunting them. So they’re barricaded in the house. But dad is becoming what they fear outside. That’s not good. Poor guy. He’s losing his mind. And you see this piece by piece. He’s losing his mind as his mind is becoming more primitive. And he can’t understand what his wife and daughter are saying to him. And he’s becoming very frightened. He’s becoming a savage threat to those he loves best. Well… Can he ever get his humanity back? Can Charlotte and Ginger survive? And is there any way to rid the world of all those terrible survivalist war veterans? I’m telling you what, they scare me, John. You know, I mean, if we get bit, do we become wolves or MAGA voters? I’m not quite sure. What works in Wolfman? Well, first of all, the generational trauma angle, it’s interesting. It really is. We either become our parents or we become the opposite, but either way it controls us.
SPEAKER 07 :
Mm-hmm.
SPEAKER 05 :
We get aspects of them, but in this case, of course, he becomes sensitive. Why? His dad was insensitive, and so he wants to become the opposite. But he’s still highly protective of his child. And I thought that was really interesting watching that dynamic. Transitioning slowly into a wolfman is a totally different take from anything I’ve seen before. And it’s not fully wolf. So it’s very, very different from… Half man, half wolf.
SPEAKER 12 :
Yeah, yeah.
SPEAKER 05 :
But, John, it’s really different from what we’ve seen in the past, or if you watch the Underworld movies with the wolf men there, which, by the way, are super cool, and I recommend them for anybody. Chris Abbott and Julia Garner, they do a really good job with these roles. Of course, he has to do the role of transitioning, which is really pretty tough. Okay. I wonder if they have a place for detransitioning for them. They can take them. I’m not sure. Maybe a church camp. Beats me. I don’t know. Julie Garner, she is in a really tough way. And I think she does a good job because here she is not even close with her husband at all. But, of course, they love the daughter. And she is having a really hard time because she doesn’t connect with the daughter very well. She’s not very sensitive. He is. Okay. Which is kind of a reversal of what we often see. And she’s going through a lot. I thought she did a really good job trying to balance that because it was really tough. She’s a cold, distant woman going through this. And I thought she did a good job. And, of course, the girl who plays her daughter does a solid job. You know, she’s a screen kid. Right. That’s what she’s got to be. What doesn’t work in Wolfman? Well, this is a slow film for only 100 minutes. It really is. Basically, there’s not enough story here. There really isn’t. 100 minutes of movie, I would say there’s about 80 minutes of story tops. Tops. And I’m being generous here. And that story is plagued with silly stereotypes. Blake’s dad is threadbare Hollywood preaching. Really. Exaggerating the type of person they most hate. Right? They hate the prepper stereotype. They hate those preppers. Right. You know, it’s just yawn. You know, I’ve seen that too many times. And then there’s another backwoods hunter guy who’s also weird and scary in his own right. Once again, those prepper tights. This was like anti homestead of a movie. Right. And I thought that was kind of interesting. You have a poorly choreographed battle scene with Julia fighting a wolf man with a knife. She’s slashing away. When in reality, the monster would have just torn her apart. Come on. You’ve seen her. She’s little. No way. Come on. And you’re sitting there thinking, okay, seriously, we’ve all seen about 80 Wolfman movies. Okay. They all would have killed her by now. Right. She’d be Wolfman food at this point. But she’s actually holding up. Let’s see here. There’s some really awkward dialogue with the backwoods hunter guy. It was like the hipster urbanites writing this film had no idea what to do with that role.
SPEAKER 08 :
Leave him out then.
SPEAKER 05 :
You know what it really reminded me? The writers of this movie, looking at the preppers or looking at the backwoods guys, the hunters, just the hunters. They understood this character about as much as the left-wing media understood MAGA. And that’s why they didn’t see this election coming. Sorry to get political here for a moment, but I got that feeling from this. It’s like, guys, you’re writing this role really poorly and exaggerated and stupid, and it’s just not coming off well. It’s coming off clumsy because you don’t get it. Next, more grossness than scares. More ick than whoa, right?
SPEAKER 06 :

There’s too much lead up to the action also. As I always say in these horror films, you got to time it, baby. You got to have enough lead up to build that horror. You don’t want it too quick, right? But if you take too long, what do you do? You kill the mood. They take too long. in building up to it and it just it just doesn’t work it comes off weak finally you got a mediocre script at best it’s just not that good it desperately needed some more humor especially since uh julia garner chris chris abbott these two can pull off some humor put in a few more funny lines make it lighter because that makes the horror jump out more It doesn’t just all blend in. It didn’t work. It desperately needed some humor. Blumhouse needs to get back to its roots. Blumhouse Studios put out this movie. And most of their horror films are known for having good amounts of humor spotted in. And what that does is it picks up the pace and picks up the interest along the way every point in the movie. When you don’t have that, it comes off as a horror slog. Yeah.

And this came off as a horror slog. It just wasn’t that good. Rotten Tomatoes, well, they agreed. They gave it 56%. They weren’t in love with this movie. Didn’t hate it, but they weren’t in love with it. I’m going to go a little lower since I was just thinking about this and I was thinking, Andy, would you recommend to anybody to actually watch this? No. I mean, it’s not terrible. If you’re really into horror, yeah, why not? Because, you know, there isn’t much out there right now. But I’m going to give it one and a half stars. That’s pretty weak. I’m not saying it’s an awful movie. I’m saying it’s… not very entertaining it just isn’t uh political i’m going to take it down one and a half just because of the stereotypes they bang away on on that drum it’s kind of like you know guys you just don’t get it right okay um moral religious i’ll give it a three no big deal either way it doesn’t preach Do I recommend going to Wolfman? No, I don’t. But I will say this. For those who are into horror, into horror, I’m going to tell you, you’re not seeing Megan here. You’re not seeing Black Phone. You’re not seeing Fall. You’re not seeing something that’s really well made and gripping. But you are seeing some horror and it’ll do that for you. So why not?
